When a roof is past repairing

Most roofs get patched for years before anyone talks about a new one. The point to stop patching usually comes when the repairs keep turning up in different places, when the tiles have gone soft and flaky, or when the loft shows daylight and damp in more than one spot.

At that stage another repair buys a winter, not a decade, and the money is better spent on the whole roof.

What a re-roof involves

Scaffolding up first, so the work and your path are safe
The old tiles or slates stripped off and taken away
The timbers checked once they can be seen, and any rotten rafters dealt with before anything goes back on
A new breathable underlay and fresh battens across the whole roof
New tiles or slates laid course by course, then the ridge and the verges finished
Leadwork around chimneys and abutments renewed while the roof is open

On a semi or a terrace the new roof sits right next to your neighbour's, so the choice of tile matters as much as the fixing. We'll talk through concrete tiles, clay and slate with you and show you what will sit well beside the houses either side.
